One agent is typically a seller’s main contact throughout the sales process. But a backup team ideally works with that agent to optimize the seller’s outcome.

Can a single real estate agent sell homes to buyers who are looking broadly in North East Los Angeles? Can one person have in-depth knowledge on schools, developments, price trends, local lenders and inspectors in each of Eagle Rock, Mt. Washington and Highland Park? Can he or she know why buyers are looking at real estate in Glassell Park, Garvanza and Hermon?

It’s possible. But what’s more likely is a seller will be more successful with a team working to effectively market a home. There are several reasons for this:

Depth of experience: A good team will include a diversity of people. That includes the seasoned brokers and agents as well as some of the younger staff, each of whom brings different perspectives and ideas to the table. Keep in mind that buyers span a range of age, ethnicity, price range, interests and other factors.

Depth of market knowledge: Good Realtors know who the active buyers and sellers are. They know that Highland Park homes and real estate in Eagle Rock draw buyers looking for certain home-type and neighborhood characteristics. But they also know things like school rankings (beyond just what’s in the GreatSchools.org listings), which neighborhoods have favorable walkability scores – and which buyers care about such factors. They also know about the new businesses, upcoming development and community issues that are important to homeowners. One agent might know much of these things but a team of people will likely know more.

Note that this knowledge doesn’t come entirely through Google searches. The business of selling homes and finding buyers is still something that wears out shoes. The brokers and agents have to regularly participate in community events, attend meetings and visit new developments (residential, retail and other commercial) to know what’s going on and to develop a working network. Again, the math says a team is going to be better connected on all of these things. 

Backup: A successful real estate team is a busy real estate team. A seller doesn’t want to take a back seat to another property being handled by their agent, so the team is able to provide consistent high-level service throughout the process.  

In a static market, where home values do not change much from year to year and turnover is relatively low, these factors are less meaningful. But NELA is a dynamic place. Home value increases and turnover, year after year, are strong.
